We toured a lovely home on caravan today in No. San Gabriel that is truly a great value for the money. It’s located at 417 Doyle Dr., San Gabriel. It features 3 bedrooms, 2 baths and has been meticulously maintained by the present owners. The home has been  freshly painted inside and out and has beautiful oak wood floors. The $8000 federal tax credit is set to expire December 1, 2009. This federal tax credit up to $8,000 is for 1st time home buyers and is part of the American Recovery and Reinvestment Act of 2009.

To qualify you must purchase your primary residence and live there for 36 months. The annual income limit is $75,000  per person or $150,000 per couple.

So, don’t wait to take advantage of this benefit.

Today on caravan we toured a wonderful Madison Heights Colonial Revival located at 1069 S. Oakland Ave., in Pasadena. The home was designed & built by designer M.J. Repine in 1922 and has been beautifully restored and remodeled over the years. It features 3 bedrooms, 3 baths and a wonderful open cooks kitchen. The outside is spectacular with an inviting pool and cascading spa. The home is listed by Mike Bell with Prudential California Realty and is offered at $999,000.  It really has too many great details to mention and is definitely worth seeing if this is in your price range. Very often it is the little things that make for a well decorated room, but that perfect accessory may be the most difficult to find. On last weeks caravan we saw a great craftsman home listed for $435,000. It featured 3 bedrooms and 2 baths and had been recently upgraded throughout. If this is in your price range you shouldn’t miss this one. It has a lot of character and space for the money. Plus it’s really close to Auntie Em’s restaurant, which has awesome cupcakes! This one won’t last long!

 

California law makers introduced two bills to boost the cap for the state’s home-buyer tax credit program. They seek to increase the cap by at least $200 million dollars and extend the program another year.  The program was approved in February at $100 million and was meant to help clear out newly built homes and generate new construction.  Buyers can receive a tax credit up to $10,000 by purchasing a new, previously unoccupied home that they intend to occupy. In Pasadena you could consider purchasing a new unit at Granite Park on So. Lake ( right down the street from our office) or on Lake at Walnut, in the old Bona Corsos location, to take advantage of this credit.

Some buyers have coupled this credit with the federal first time home- buyer $8,000 tax credit. Robert Kleinhenz, deputy chief economist for the California Association of Realtors, said the tax-credit program has helped draw first time home buyers into the market. By the end of the year, the percentage of first time home buyers is expected to reach 45% of the total number of buyers. This is up from 36% last year and 26% in 2004.

The program is currently set to expire in March 2010. However, the funds are being quickly depleted and the program will be cut short without additional funding. The Franchise Tax Board who receives the applications for the credit, states that they have received 9,800 applications and will cut off the program at 12,000 applications. The state’s budget woes may deter law makers from approving the additional funding which should come up for a vote in late July.
